Packages & Fees Structure

The following is an outline of our residential property management package options and fees structure.

8.% + gst

This includes the following services:

• Tenancy selection.
• Preparation of all tenancy documentation, this includes the following:
  - Lease agreement, individualized to suit each owners special requirements.
  - Bond Forms.
  - AP lodgments.
• Rent collected & monitored.
• Free inspections every 12 weeks (the first being after the tenant has been in the property 1 month).
• Free digital photos.
• Signs and promotions.

Extra Costs

Credit checks at $20.00 + gst
Disbursement on bills paid 8% + gst

We have thought long and hard about whether photos and inspections should be optional but our experience tells us that neither the owner, tenant or ourselves will benefit if these are not carried out on a regular basis.

Photos must be taken at the beginning of EACH tenancy. This assures the tenants and owners of the condition of the property at the start of the tenancy. All photos are digital and stored on disk as well as our hard drive, at the same time we carry out a detailed inspection (4 to 8 pages) with comments and check lists.

This is taken along with us at the final inspection and the check list gone over again. If this isn't done how could we prove that any damage to the property has occurred during the vacating tenants tenancy.
